About Littleton Pro Roofing

What we do

We replace, repair and inspect roofs in Littleton and the surrounding south Denver metro. Residential mostly, some light commercial. Asphalt, metal, tile and membrane.

That is the same list every roofing company publishes. What follows is the part that actually differs between contractors.

We work from the written policy, not from habit

The City of Littleton publishes its roofing requirements as a specific document: Policy #24-001, Roof Covering Installation and Inspection Requirements. It is currently on its 5th revision, dated May 21, 2026.

That document has been revised six times since 2020. Most of the roofing content you will find about Littleton online is still describing the version that was current in 2020, or is not describing Littleton specifically at all. We read the current revision and we build to it.

Concretely, that means:

• Full tear-off to the deck. Littleton accepts no overlays on asphalt, metal or tile. We will not quote you a layover, because it would not pass.
• Six nails per shingle, minimum. Many manufacturers specify four. Littleton requires six. A crew working from habit under-nails the roof.
• Ice and water barrier two feet inside the exterior wall line, to ASTM D1970, at the eaves of every conditioned structure.
• Class H wind-rated shingles, with the manufacturer documentation submitted at permit intake. Without it the permit is not accepted.
• Drip edge at eaves and rakes. Both, not just the eaves.

We check which jurisdiction you are actually in

A Littleton mailing address does not mean Littleton city limits. The Post Office applies the name across three counties, and only ZIP 80120 sits completely inside the city. Your property may be governed by Arapahoe County, Douglas County, Jefferson County or a separate town entirely.

Different authority, different fees, different inspection process, sometimes different adopted codes. We establish this before we quote, because it determines what your roof legally has to be.

What we will not do

This list is shorter than the services list and probably tells you more.

• We will not invent a review. There are no testimonials on this site because we have not put words in anyone's mouth. When our Google profile has real ones, we will point you at it.
• We will not absorb your deductible. Contractors who offer this are describing insurance fraud, and it is your name on the claim.
• We will not promise your claim will be approved. Your carrier decides that. We document the damage properly and meet the adjuster; that is the honest limit of what a roofer controls.
• We will not upsell a repair into a replacement. Littleton draws the line at 100 square feet. Under it, it is a repair, and we will say so.
• We will not pull your solar panels. A city-licensed solar contractor has to permit that work separately. A roofer who does it themselves can trigger a stop work order on your house.

Documentation you keep

After an inspection you get photographs of what we found, including the parts that are in good condition. After a quote you get a written scope naming the actual products and their wind ratings, not just a brand name and a total.

This is useful beyond us. It is what you need if you file a claim, what a buyer's inspector will ask about, and what lets you compare our quote against anyone else's on something other than the final number.

Why the site looks like this

You may have noticed there are no stock photos of a smiling technician, no badge wall, and no counter ticking up the number of roofs completed.

Those things are easy to produce and mean nothing, and in the case of invented review counts and star ratings they are an FTC problem as well as a trust one. We would rather give you the actual code requirements, cite where they come from, and let you judge whether we know what we are talking about.
